You don’t need to let the property sale process overwhelm you.

Our team at TV Edwards specialises in the sale of all types of properties, including freehold, leasehold, new build, shared ownership, and retirement properties. We manage the legal process from start to finish, including preparing the contract pack, carrying out title checks and liaising with buyers’ solicitors, estate agents and lenders, helping to minimise delays and keep your sale progressing smoothly.

What We Offer

Our property solicitors provide comprehensive support for all property sales, including:

  • Dedicated solicitor: You will be assigned a single solicitor or licensed conveyancer who has day-to-day conduct of your sale and acts as your main point of contact throughout the transaction.
  • Experience across all property types: We act on the sale of freehold, leasehold, new build, shared ownership and retirement properties, and are familiar with the different legal issues each can involve.
  • Leasehold expertise: Where a property is leasehold, we advise on matters including ground rent provisions, service charges, managing agent requirements, lease length and lease extensions, fire safety issues, and compliance with the Building Safety Act 2022 where applicable.
  • Ready to Sell Pack option: For sellers who want to significantly accelerate the sale process, our Ready to Sell Pack allows key legal documents and information to be prepared in advance, often reducing delays once a buyer is found. This is an optional, standalone service offered for an additional fee.

  • Clear and efficient legal process: We handle all legal aspects of the sale, including preparing the contract documentation, reviewing title matters and responding to enquiries raised by the buyer’s solicitors, helping to keep the transaction progressing smoothly.

With this support, you can be sure that your sale, whether freehold or shared ownership, is efficient and as stress-free as possible.

 How We Support Your Sale

Our process begins as soon as you instruct us, ideally before your property is listed.

We conduct identification checks, secure title deeds, and assist with protocol forms to prepare a complete contract pack. In the case of leasehold properties, we’ll obtain the management in advance, preventing any possible delays.

We also liaise with lenders to confirm the mortgage redemption figures, ensuring there are sufficient funds for completion. Once a buyer is found, we issue contracts promptly and handle any enquiries in an efficient manner, keeping you updated throughout.

Frequently Asked Questions

What does selling a property involve?

There are numerous moving parts in a property sale, including contract preparation, title checks, and coordinating with buyers solicitors, estate agents, management companies and mortgage lenders.

How long does it take to sell a property?

Selling typically takes around 12 weeks, although timescales can vary depending on factors such as whether there is a chain, the type of property, and how quickly information is available.

If you would like to expedite the process further, our Ready to Sell Pack allows key legal documents and information to be prepared in advance, helping to reduce delays once a buyer is found.

What are the different costs of selling a property?

Our solicitors provide transparent quotes upfront to help you budget. We ensure that there are no hidden fees to surprise you, making your financial planning easier.

How do property chains affect my sale?

A property chain arises where your buyer also needs to sell a property in order to proceed, meaning multiple linked transactions must progress together. Where there is a chain, exchange of contracts and completion can usually only take place as quickly as the slowest link in the chain allows, which can result in delays if issues arise elsewhere.

While estate agents typically hold the most complete information about the chain, we will liaise with the parties we are able to contact and keep you informed of progress on the legal side. We also recommend that you ask your estate agent for full details of the chain as early as possible, as this can help identify potential issues and manage expectations from the outset.
