What is a Ready to Sell pack?

TV Edwards’ Ready to Sell pack is an enhanced version of the traditional ‘contract pack’ and contains up front information and, crucially, the solutions to identified defects and issues. It therefore significantly reduces the need for a buyer’s solicitor to raise enquiries, a process which is often time consuming.

When a vendor instructs us to create a Ready to Sell Pack, we will review the title deeds and property information and consult with the vendor about the property and identity defects or issues that could potentially slow down the process. We will then provide the vendor with our recommended solutions so that they can be rectified early on, even before a buyer is found. Once the vendor has found a buyer and accepted an offer, we will provide the buyer’s solicitor with the Ready to Sell Pack which includes:

• The traditional contract pack (draft contracts and transfer deed, title deeds and Law Society Protocol Forms); plus
• A report to the buyer’s solicitor pre-empting protocol compliant enquiries which might be raised, bearing in mind lender/UK Finance Handbook requirements.
• Solutions to defects, for example draft indemnity policies.

We recommend that vendors instruct us to create a Ready to Sell Pack before they have a buyer. However, even where there is already an agreed sale we can provide the buyer’s solicitor with the Ready to Sell Pack within 2 weeks*.
